Southwest Waterfront / Wharf

CONDOMINIUM

Description

This efficiency apartment (485 sq ft) is located on the 4th floor of an 8-story elevator condominium building known as The Carrollsburg. The unit is well laid out, allowing separate spaces for bedroom, living room, and kitchen/dining area, plus a large walk-in closet leading to the tiled bathroom. Amenities include wood floors, quartz countertops and bar, stainless steel appliances, sliding doors to a sunny balcony, and central heat and air conditioning. Building amenities include a 24-hour doorman, outdoor swimming pool, underground parking garage (space secured separately), and laundry room. All building facility systems are common elements, therefore all utility costs are included in the monthly condo assessment fee (or the rent, for a tenant) – you pay no bills other than one monthly rent check. And the best part of this charming condo may be its location, less than one block from the Waterfront Metro station and the surrounding restaurants and retail offerings.

Neighborhood

The Southwest Waterfront is quickly becoming an exciting redevelopment area within the District of Columbia.  In 2015 construction commenced on the massive, multi-year project which will transform the waterfront to the new DC Wharf – a half mile long community of luxury hotels, residences, office buildings, world-class restaurants, sports and entertainment venues, and a waterfront boardwalk and “transportation pier” for embarking on water taxis, river cruises and other water activities. The first phase of development is slated to open in 2017, with other phases to follow in subsequent years. Through all the change, however, two cherished neighborhood institutions will be preserved: the famed Arena Stage on 6th Street SW, and the Maine Avenue Fish Markets, where DC residents have purchased their seafood for many decades. The area will continue to be served by the Waterfront Metro station, as well as many city bus lines and water taxis.  And it remains a short walk or bike ride from downtown DC, the Nationals Park baseball stadium, and the upcoming Buzzard Point Soccer Stadium, home to DC United. It is an exciting time to be at the southwest waterfront!
